The NSA Panama City Housing Welcome Center provides important housing information on rentals and sales of facilities within a one hour commute of the installation. These facilities include houses, apartments, condominiums, and roommate units. Computerized listings of rentals are available to all active duty personnel, retirees, DOD civilians, and their family members. In addition, NSA Panama City’s On-base Housing is available and discussed in detail below. On-Base housing is now 100% privatized through Balfour Beatty Communities (BBC).
Your orders direct you to check in with the NSA Panama City Base Housing Referral Office before signing a housing/apartment lease. Upon your arrival, the Housing Welcome Center will provide information concerning motels/hotels that offer special rates to military/DoD personnel.
PPV On-Base Housing
As mentioned above, NSA Panama City has transitioned from government owned housing to On-base, privatized housing with Balfour Beatty Communities for both family housing and single service member housing. Assignment is based upon your needs and availability. Once a servicemember's orders have been received, he/she may apply for housing and be placed on the wait list once they detach. Single servicemembers who have at least 6 months on their orders, and who are authorized to reside outside of the barracks, will be authorized to live/rent in PPV housing on base. There are 49 military family and single-servicemember housing units on board NSA Panama City, including 15 officer/E7+ units and 34 enlisted units.

2 bedroom units include:

Housing wait periods vary, please visit the Balfour Beatty Communities website for Naval Support Activity Panama City. Enlisted personnel can expect a minimum waiting period of 0 to 6 months. These waiting periods vary, and therefore, the servicemember is encouraged to contact the Housing Service Center well in advance. The office can be reached Mon - Fri, from 7:30 a.m. to 4:00 p.m.
If military families desire on-Station housing which is now privatized through Balfour Beatty, the military member must provide the Housing Welcome Center with a completed Application for Military Family Housing (DD Form 1746), one copy of their Permanent Change of Station (PCS) orders and a current copy of their Dependency Application/Record of Emergency Data (NAVPERS 1070) or DEERS Form.
Completed application packages received after being checking into the command 30 days or more will be effective the date the package is received in the Housing Welcome Center.
Once the application is processed, the Housing Office will inform Balfour Beatty Communities that the application has been submitted.
Single Service Member Housing
The Single Service Member should contact the Navy Gateway Inns & Suites for lodging accommodations at 850-588-0753, DSN 312-436-4217, or online. Seasonal factors greatly affect demand in the local housing market because the as a result of the area’s tourist population. Although the area’s metro population is only approximately 163,984 – the beaches encounter almost 6 million visitors each calendar year. In addition, there is typically an influx of Canadian visitors during the winter months who escape the harsh winters up north for more mild winters. Although, it is difficult to find furnished units during the summer, as a rule, there is a fair selection of long term, unfurnished dwellings available in the civilian community. The average rental rates for a 3 bedroom, 2 bath single dwelling (a nice, middle-class home) is approximately $900 - $1250 per month. You can expect to pay less in apartment units, duplexes, etc.
Geographical Bachelor Housing
Depending on permission given by the servicemember’s command, and space available at Navy Gateway Inns and Suites (barracks), Geographical Bachelor Housing may, or may not be available. A Geographical Bachelor must complete the required documentation and it will then be submitted to a board. Rooms will be granted if there is availability or the applicant may be placed on a waiting list. Geographical Bachelor Housing is eligible only for those on permanent change of station (PCS) orders; Students and TDY servicemembers are not eligible for geographical bachelor housing. Exceptional Family Member Program (EFMP) Housing
If you have an Exceptional Family Member Program (EFMP) family member, pre-notification to Family Housing is encouraged. Prior to notifying housing of your family member's EFMP you will need to know the category/classification the family member has been placed in by medical personnel.
Typically, it is difficult to find vacancies for individuals who own pets. Unfortunately, many previous pet owners have allowed their pets to become nuisances, and property management personnel are reluctant to rent to individuals with pets. All personnel should be prepared to pay a non-refundable pet fee ranging from $150-$300 per pet in addition to a security deposit.
Rental and Purchase Options
The average cost of renting an apartment or home in the area varies upon your location with the average 2/3 bedroom rental ranges from $1000-$1500 per month while the median home price is currently at $193,000 for Bay County. The average monthly utility costs are from $150-$250 per month.
Since you are living on the Gulf Coast it is not advisable to reside in a Mobile Home. Hurricanes heavily damage or destroy Mobile Homes at a Category 1 Hurricane, therefore you will have to evacuate in the event of a hurricane. However, there are a number of Mobile Home Parks in the area. There is not a mobile home park on the installation. Incoming personnel desiring information on Mobile Home Parks within the area can contact the Relocation Office for more information at 850-235-5611 (DSN 436). You may also contact the Housing Welcome Office upon your arrival at Building 304, 101 Vernon Rd, Panama City Beach, FL 32407; 850-234-4248.
Bachelor Quarters (BH)
The BH (B-484) offers permanent party residents and students a safe and pleasant environment while assigned to the Panama City Beach area.
Services include free laundry facilities, game room, TV/Movie lounge, in-room TVs and refrigerators, and picnic areas with grills. All rooms have ceiling fans and the staff is always looking for input on how we can improve services for residents.
"A School" students attending NDSTC should check in at the NDSTC quarterdeck before checking in at building 484. The BH office is located on the 3rd deck in building 484 and is open from 0800 to 1600, Mon – Fri.
Geographic Bachelor space is very limited, so check on availability before arriving. The BH experiences high occupancy during the months of February through October. It is highly recommended advance reservations be made for these times.

Building 349 is located on beautiful St. Andrews Bay and has comfortable and attractively furnished guest rooms, including spacious suites, decorated with the latest furnishings and kitchenettes.
All rooms and suites offer a color TV, wireless and in-room Internet access, microwave, refrigerator, and much more. Use the gas grill on the sun deck or a charcoal grill at the pavilions for your barbecuing enjoyment. Laundry facilities and vending areas are also available for the TDY, PCS, leisure, and DOD civilian guests..
Building 304N (VQ) has been beautifully renovated (late 2009) single rooms for senior enlisted, officers, and civilians travelling unaccompanied.
Building 484 suites are perfect for families (max number is 4). Single and double rooms for enlisted are also located in this building.
The NGIS experiences high occupancy during the months of February through October. It is highly recommended advance reservations be made for these times. Reservation for leisure travel may be made 30 days in advance. Group reservations are strongly encouraged to be made for parties of 10 or more in advance. There is 24 hour-a-day reservation assistance provided; call 850-234-4217 or 1-877-NAVYBED or go online.
Sorry - No pets allowed in Bachelor Housing. Navy Gateway Inns & Suites does have one Pet Friendly room and is available on a first come basis.
There are 3 self-contained, park-model units that can be rented for up to 30 days. These trailers sleep 4 people, are completely furnished, and may be reserved by active duty and retired military members 6 months in advance. These are sometimes used by personnel for temporary lodging and are available for rent. Call MWR for reservations or additional information.
Off Base Lodging
For a listing of hotels/motels and other temporary lodgings in the community, call the Housing Welcome Center. They have made BQ arrangements with local hotels/motels for special rates for military personnel. Additionally, contact the Housing Welcome Center prior to obtaining temporary housing. They can provide you with a sale and use tax exemption form. This form allows active duty military personnel to be exempt from hotel/motel sales and bed tax. Military members must present this form to hotel/motel managers at the time they rent a room.
