Temporary Lodging

Families may stay in temporary lodging such as the JBLM Rainier Inn while waiting for on-base housing or locating housing off base. If lodging facilities are full, a hotel list can be provided by the desk clerk.

The 334 rooms are located near the Base Exchange, Commissary, library, bank, credit union and many other facilities. The inn has a large playground and plenty of parking. No pets are permitted. Reservations for PCS and TDY personnel can be made by calling commercial (253) 964-0211, (253) 967-2815 or McChord Field, (253) 982-5613, or visit the website: www.lewis.army.mil/lodging. For information on rates, contact Joint Base Lewis-McChord Lodging; the reservation desk is open 24 hours a day, seven days a week, for customer convenience.

Off-Base Housing

The Housing Services Office in Town Center, Building 5128, keeps a list of available apartments and houses for sale or rent, plus maps and booklets about the local area. Home-buying and selling workshops are provided six times a year. The center is available to all service members and Department of Defense civilians. You can locate rentals on the DOD website, www.AHRN.com.

Generally, the monthly price range for rental housing, not including utilities, is from $725 to $1,000 for two-bedroom units and $975 to $1,600 for three-bedroom units. Hard-to-find four-bedroom units start at $1,350.

Landlords usually run credit checks on both service members and spouses. It is advisable to fix your credit issues before applying for rentals. For more information, go to https://www.housing.army.mil/ah/ or call (253) 967-5334.

Utility Deposits

Service members might find it a good idea to check into the “Save Money and Renew Trust” (SMART) Deposit Club.

The SMART Club was started to help service members offset the cost of setting up housing in the area by waiving utility deposits. Here’s how it works:

After you find a place to live and get the utilities deposit requirement, join America’s Credit Union. Then join the SMART Club by paying a commitment fee of 5 percent of the amount to be waived. The Army or Air Force Emergency Relief Fund can help with set-up fees. This money will be used to create a pool of funds covering contingencies, such as members separating or transferring early.

The next step is to set up an allotment for 10 percent of the waived amount to a personal savings account, in which you pledge to guarantee the deposits. The allotment starts one to three months after a service member’s arrival. Service members who cannot start an allotment may make other arrangements for making deposits into the account.

The credit union gives you a certificate for each deposit waived, which you either take to the respective utility company or mail with the first payment. The utility waives the deposit, starts service, and you’re “good to go.”

Once you have a one-year good-payment record with the utilities, they will return your certificates. You can present the certificate to the credit union to free your account to withdraw or continue, as you choose. You may also obtain a goodcredit letter from the utility companies that you can use to secure deposit waivers when you’re assigned to another installation.

On-Base Housing

Joint Base Lewis-McChord Communities has taken great steps toward providing service members and their families with quality housing.

JBLM family housing is participating in the Residential Communities Initiative program being conducted by the Department of the Army. April 2012 marked the 10th anniversary of Lewis-McChord Communities LLC, a partnership between the Army and Equity Residential Properties. Equity Residential Properties has teamed up with Lincoln Property Company from the private sector to manage the family housing communities, build new housing, renovate existing housing, and demolish and rebuild existing housing in other areas.

There are more than 4,900 homes at JBLM. The houses come equipped with stoves, refrigerators, dishwashers, washer/ dryer hook-ups and garbage disposals. Many of the homes have either a carport or garage.

The JBLM homes are all located within 22 housing neighborhoods.

Residing in on-base housing is not mandatory, except for personnel assigned to designated key and essential positions. All service members with a family housing requirement are eligible to apply for onbase housing at the daily housing brief.

The JBLM Lewis Main Equity Residential Leasing Center is in Building 5128, Town Center, Pendleton Avenue, (253) 912-2150.

The McChord Field Equity Residential Leasing Center is at 3209 Maple St., (253) 589-0523.

Eligible service members may complete an on-base application at the briefing held daily at 9 a.m. A copy of your orders to JBLM and any applicable paperwork is required at the time the application is completed. Service members are placed on the waiting list based on their rank and bedroom requirements. Service members are responsible for keeping the housing office informed of changes in eligibility status, unit, duty and home phone numbers. Waiting lists are updated weekly with the most current wait-time estimates available and can be checked online at www.JBLMC.com.

Pets

If you move into on-base housing, pets must be registered within five working days. Pets allowed include dogs (except those determined, in the agent’s sole discretion, to be dangerous or potentially dangerous).

Residents may not board in privatized housing any dog of a breed (including a mixed breed) that is deemed “aggressive or potentially aggressive” unless the dog is a certified military working dog that is being boarded by its handler/trainer. For purposes of this policy, aggressive or potentially aggressive breeds of dogs are defined as pit bulls (American or English Staffordshire bull terriers), Rottweilers, Doberman pinchers, chows and wolf hybrids. Exotic animals such as reptiles, rodents (other than hamsters and guinea pigs), hedgehogs, skunks, rats, raccoons, squirrels, potbellied pigs, ocelots, coatimundis, ferrets, monkeys, snakes, prairie dogs, minks and farm animals are not allowed.

Pets must be registered with the McChord Field Veterinary Facility. Tag numbers will be issued with proof of current vaccinations. Tag numbers must be supplied to the housing office. Pet immunizations are available at the McChord Field Veterinary Treatment Facility by appointment only.

Basic Allowance for Housing

If you receive BAH, service members should report to the Housing Office in Building 5128, Town Center, Pendleton Avenue, and Airmen to McChord Field, 3209 Maple St., as soon as they sign in for duty. If eligible, you can be placed on the waiting list for on-base housing at the housing brief, Monday through Friday, 9 a.m. to 10 a.m., at JBLM Lewis. The date you left your last duty station normally determines your place on the list.

McChord Field Housing

Broadmoor
is located on Lewis Main in the historic district. This beautiful historical community is designated for general, senior and field grade officers. Broadmoor comprises 169 single-family, duplex and multiplex style homes. They feature three to five bedrooms, two to three baths and have 1,471 to 3,600 square feet of living space. There are 10 floor plans and most homes come with garage or carport, fireplace and hardwood floors. The homes are on the Washington State Historic Register and are currently under renovation.

Broadmoor Duplex
is located on Lewis Main in the historic district and is designated for field grade officers. There are 14 two-story duplex style homes; each has four bedrooms and 1,471 square feet of living space. They have attached carports and storage sheds. The homes are on the Washington State Historic Register and have recently been renovated.

Eagle View
is located on Lewis North. This community offers 132 single-family and duplex style homes for enlisted service members. All feature three bedrooms, two baths, a family room, fully fenced backyards and attached single-car garages. There are seven different floor plans that offer 1,236 to 1,700 square feet of living space.

Greenwood
is located on Lewis Main in the historic district. This community offers 257 single-family, duplex and multiplex homes for enlisted service members. There are 11 floor plans that feature two, three and four bedrooms and one to two baths, and have 874 to 1,600 square feet of living space. Select floor plans have fireplaces, detached single-car garages and carports. Greenwood is within walking distance of Greenwood Elementary School, the commissary and Exchange.

Parkway
is located on Lewis Main. This community offers 206 newly renovated homes for enlisted service members. There are two different floor plans that feature three bedrooms and 1.5 baths with 1,118 to 1,575 square feet of living space. Select floor plans have basements; all have open floor plans and large yards. Parkway is conveniently located by Liberty (main) Gate, the commissary and Exchange.

Davis Hill
is located on Lewis Main. This community offers 433 newly renovated ranch-style homes for enlisted service members. Davis Hill homes feature three and four bedrooms and 1.5 baths. There are six floor plans that have 1,154 to 1,262 square feet of living space. Each home has a large yard and attached carport and is close to Liberty (main) Gate.

New Hillside
is located on Lewis Main. This community offers 523 renovated ranch-style homes for enlisted service members. There are five floor plans that feature three and four bedrooms and two baths and have 1,156 to 1,262 square feet of living space. Each home has a large yard and attached single garage, and is close to Hillside and Evergreen Elementary schools. New Hillside is conveniently located close to the Madigan and Liberty (main) gates.

Clarkdale
is located on Lewis Main. This community has 518 renovated duplex and multiplex homes for enlisted service members. There are six floor plans that feature two and three bedrooms and two baths, and have 1,100 to 1,276 square feet of living space. Select floor plans have fireplaces, 6-foot privacy fenced-in backyards, and all kitchens come equipped with a range, dishwasher and full-size refrigerator.

Evergreen
is located on Lewis Main. This quiet community is made up of 147 single-family homes for enlisted service members. Evergreen has two-, four- and five-bedroom homes that offer fully fenced backyards and attached single garages and are close to Madigan Army Medical Center and Evergreen Elementary School. There are nine floor plans with an average of 1,400 square feet of living space.

Madigan
is located on Lewis Main close to Madigan Army Medical Center. This quiet, secluded community is made up of 99 renovated singlefamily and duplex ranch-style homes for officers and enlisted service members. These homes feature three bedrooms, 1.75 baths and a carport. There are seven floor plans ranging from 1,100 to 1,500 square feet of living space.

Beachwood II
is located on Lewis North. This community was constructed in 2003. There are 108 two-story, three-bedroom, 2.5 bath, duplex and triplex style homes. All homes have covered patios and one-car detached garages and are within walking distance of Beachwood Elementary School. There are three different floor plans ranging from 1,400 to 1,600 square feet of living space.

HOUSING Beachwood
is located on Lewis North. This community is made up of 512 renovated and newly constructed homes for officers and enlisted service members. The single-story duplex and twostory duplex style homes feature three and four bedrooms and two baths. Beachwood has 11 floor plans and averages from 1,160 to 1,700 square feet of living space.

Meriwether Landing
is located on Lewis North. This community is currently under construction and has four subdivisions. Ordway Heights consists of 38 single-family four-bedroom homes for command sergeant majors and opened in May 2012. Pryor Crossing consists of 138 duplex three- and fourbedroom homes for company grade officers and opened in August 2012. Clarks Point consists of 25 singlefamily four-bedroom homes for field grade officers and will open in March 2013. Shannon Woods consists of 58 duplex four-bedroom homes for junior enlisted and will open in July 2013. These homes offer open floor plans, large kitchens, master bedroom suites, air conditioning, ceiling fans and fenced backyards. There are 11 floor plans ranging from 1,900 to 2,600 square feet of living space.

Van Autreve, formerly Sergeant Major Row,
is located on Lewis North. Van Autreve was constructed in 2004 and consists of 87 homes, all in duplex and triplex styles. These homes feature three or four bedrooms, two full baths and one powder room, and select floor plans have a family room. All have one-car detached garages. The kitchens have dishwashers, garbage disposals, cooking ranges and refrigerators. There are six floor plans ranging from 1,400 to 2,291 square feet of living space.

Westcott Hills
is located on McChord Field. There are 32 single-family homes for senior and field grade officers. They feature three and four bedrooms and 2.5 baths and range between 2,189 to 2,389 square feet. These new homes offer open floor plans, twocar garages, master suites and architectural details found in the Pacific Northwest.

Cascade Village
is located on McChord Field. This brand-new housing development is designated for our senior enlisted, company grade and field grade Families. They feature three and four bedrooms and 2.5 to 3 baths and have between 1,884 to 2,389 square feet. All homes come with an attached garage with opener.

Carter Lake
is located on McChord Field. This neighborhood consists of 268 units that are undergoing renovations. Some of the newer features include new flooring, air conditioners, energy-efficient windows and doors and new paint, fixtures and appliances throughout the home. These duplex style homes are for our enlisted families E1 – E9. They feature two, three and four bedrooms and one to two baths, and range in size between 952 and 2,102 square feet. Most have carports and fully fenced backyards.

Heartwood
is located on McChord Field. This neighborhood is designated for our E1- E6 families. These duplex style homes have been recently renovated and feature two, three and four bedrooms and one to two baths and range in size between 956 and 1,382 square feet. Most have carports and fully fenced backyards.

Olympic Grove
is located on McChord Field. This neighborhood is designated for our E5-E6 families. These duplex style homes feature three and four bedrooms, 2.5 baths, attached garages and fenced-in backyards and range in size from 1,185 to 1,445 square feet.

is located on McChord Field and consists of 828 single and duplex style homes. McChord Field Housing is designated for all Air Force ranks. McChord Field Communities offers a wide variety of homes from single to double story with two-, three- or four-bedrooms and one to 2.5 baths. These communities boast more than 30 different floor plans ranging in size from 1,000 to 1,900 square feet of living space. Most have private yards and air conditioning. Discovery Village
is located on Lewis Main. This community was constructed in 2007 and consists of 492 duplex and triplex style homes. These homes offer open floor plans, large kitchens, master bedroom suites and covered front porches. They feature three and four bedrooms, two baths and a single-car detached garage. There are three floor plans ranging from 1,632 to 2,054 square feet of living space.

Unaccompanied Personnel Housing (UPH)

At JBLM we strive to create an inclusive environment that cultivates the development and training of Soldiers and Airmen. The Army and the Air Force recognize that the management of Unaccompanied Personnel Housing (UPH) facilities is critical to a service member’s development. UPH is a personal residence, and we strive to provide a modern, functional, well maintained and comfortable home as well as promote pride, professionalism and personal dignity.

UPH is provided for unaccompanied Soldiers E5 and below and for unaccompanied Airmen E4 and below with less than three years of service. For JBLM Barracks information call (253) 966-0505 and for McChord Field dorm information call (253) 982-7474.

There are more than 10,000 Soldier barracks spaces and more than 600 Airmen dormitory spaces on JBLM for unaccompanied Soldiers and Airmen. Managed by the First Sergeants Barracks Program (FSBP), a contract operation with government oversight, barracks and dormitory buildings are grouped into six Area management zones.

Area 1 on Lewis Main includes barracks buildings near Madigan Army Medical Center and the Logistics area. Area 1 includes modern 1+1 and 1+1E configured facilities built after 1990.

Area 2 on Lewis North includes all barracks buildings on Lewis North. Area 2 includes Army Housing Community (ARHOC) 2+2 configured facilities built between 1970 and 1990 and modern 1+1 and 1+1E configured facilities built after 1990.

Area 3 on Lewis Main includes barracks buildings on the northeast side of Gray Army Airfield. Area 3 includes Hammerhead, Rolling Pin and H-Style common- area latrine configured facilities built between 1950 and 1960.

Area 4 on Lewis Main includes barracks buildings on the southeast side of Gray Army Airfield. Area 4 includes Hammerhead, Rolling Pin and H-Style common-area latrine configured facilities built between 1950 and 1960.

Area 5 on Lewis Main includes barracks buildings in the downtown historic district and on the west side of Gray Army Airfield. Area 5 includes historic 2+0 configured facilities built prior to 1940, Hammerhead, Rolling Pin and H-Style common-area latrine configured facilities built between 1950 and 1960, and Volunteer Army (VOLAR) 2+0 configured facilities built between 1970 and 1980.

Area 6 on McChord Field includes all dormitory buildings on McChord Field. Area 6 includes 2+2 configured facilities built between 1950 and 1990 and 1+1 configured facilities built between 1990 and 2000.

A 2+2 configured facility has two service members per bedroom in a twobedroom suite, built around a single shared bathroom.

A 1+1 configured facility has two service members sharing a suite composed of two private living and/or sleeping rooms, with walk-in closets, connected by a shared bathroom, and service area with sink, counter, refrigerator, and space for a microwave oven.

A 1+1E configured facility has two service members sharing a suite composed of two private living and/or sleeping rooms, with walk-in closets, connected by a shared bathroom, and service area with sink, counter, refrigerator, and either a stove or cook top and a microwave oven. It has larger rooms and closets than the original 1+1 configuration.

Unaccompanied Soldiers are required to in-process with their unit S1 and then with the appropriate FSBP Area Management office. Unaccompanied Airmen are required to in-process at the Consolidated Dormitory Office at 566 Outer Circle Drive, McChord Field.
