Government Housing:
All newcomer personnel assigned to Dover AFB must stop by the Housing Management Office, located at 1069 High Street, in the housing area, before entering into a lease or purchase agreement for a home. The Housing Management office will assist you in all your housing referral needs, whether you elect to purchase, rent in the area or move into privatized housing. If you elect privatized housing you must have a referral form signed by one of our housing counselors before you can sign a lease with Dover AFB Properties LLC.
Privatization:
Eagle Heights at Dover (aka - Dover AFB Properties, LLC) is the privatized Military Family Housing Community at Dover AFB and is managed by Hunt Military Communities. New two, three, four and five bedroom homes are available for our Members stationed at Dover AFB. Also available are handicap adaptable homes. Rent is based on the local BAH Rate less utilities. The Utility Allowance is based on the floor plan type that the Member should move into. Also included in the Rent is Renters Insurance. The policy is for up to $20,000 with a $100.00 deductible. Members are encouraged to purchase/maintain additional Renters Insurance to cover anything that would not be covered under the provided insurance through Dover AFB Properties, LLC.
Leasing:
If a Member should elect to reside in Privatized Housing at Dover AFB they would be required to sign a one (1) year Lease Agreement and to pay their rent through an allotment, which is set up at the time of the Move In Process by a representative of Dover AFB Properties, LLC. Rent is paid in arrears. If a Member should move in after the 1st of the month they will need to pay the Pro-Rate for that current month on the day of Move In.
Note: Please be aware that Rent Allotments may not start for up to three (3) months after moving in to privatized housing. If this should occur, the AD Member will be responsible for paying Dover AFB Properties, LLC the rent until it starts. We suggest that you review your LES during this time of transition to ensure your BAH rates have changed and an allotment has started. Single Service Member Housing:
All of Dover's airman quarters are controlled by the Housing Management Office's Central Dorm Management office. You can contact the Central Dorm Management office by calling 302-677-5998 during duty hours. Airmen arriving after duty hours need to report to Bldg 800, Lodging office, the 24-hour reception point. Airmen assigned to Dover AFB can expect to be housed in a dormitory room. Dover currently has 725 dorm rooms in 10 buildings. Staff sergeants are authorized dormitory room assignment as space allows. All higher ranks are paid single-rate quarters allowance for off-base accommodations. There are no designed Bachelor's Officer Quarters or NCO Quarters on Dover. All dormitories are either new or recently renovated, and conveniently located to dining, recreational, and community service facilities.
Non-Government Housing:
Housing in the area runs from studios, furnished and unfurnished apartments, town houses, house rentals and new home construction as well as resale. The majority of families assigned to Dover AFB reside off-base in civilian quarters. Commuting times to and from local off-base housing facilities range anywhere from five minutes to an hour, depending on your housing location.
Housing Referral Office (HRO) -- Your contact for any problems you may encounter (discrimination complaints, tenant/landlord disputes, or any questions/problems about off post housing) is the HRO. Staff are available to assist you in a person to person basis to make your move to this installation an easy and pleasant one. They can provide a list of rentals with corresponding locator maps and give you information regarding the area in which rentals are located.
DoD Automated Housing Referral Network (AHRN)--Visit AHRN.com or ask at your local housing office to learn about this DoD program that is currently available for most installations. The program allows military members and families to:
- Search listings and pictures of available rentals near military installations
- Find out about shared rentals
- List their own properties for rent to other military families
- List their homes for sale by owner (FSBO) to other military members
- Contact installation housing offices
AHRN is not currently available at all installations but the phased program is adding new installations every month. Check the AHRN website to see if your next assignment is an AHRN base and check out other features to assist you in your home search.
